The Truth About Relocating to Forney Texas

Jaran Ramsey • July 17, 2025

If we are relocating to Forney Texas, we need the real scoop before making a major move. Forney has a lot going for it: homes at different price points, new construction, easy access toward Dallas, and commercial growth that keeps bringing more convenience closer to home.

But we also need to keep it real. Rapid growth comes with construction, traffic, and a lifestyle that is much more family-oriented than nightlife-oriented. Forney can be an excellent fit, but it is not going to fit every lifestyle.

Housing Options When Relocating to Forney Texas

One of the biggest reasons people consider relocating to Forney Texas is the variety of homes. We have new construction communities going up, resale homes in established neighborhoods, and luxury properties as well. That variety matters because not every buyer wants the same thing.

At the time of this discussion, the typical Forney price point sits around $350,000, give or take. Depending on the down payment and interest rate, that can put a potential mortgage payment roughly in the $2,500 to $3,100 range. Of course, every situation is different, so we always need to look at the actual numbers before deciding what feels comfortable.

The biggest advantage is that Forney is still growing. We are not talking about a place that has stopped moving forward. New subdivisions, available lots, and homes at several stages of construction create choices that may be harder to find in more established areas.

For buyers, the market environment can create opportunity. There are more homes to choose from, and not every property is selling for full asking price. Sellers and builders may also offer concessions or other incentives. That means buyers may have room to negotiate, especially when they have a solid plan and know what they can afford.

If we are relocating to Forney Texas from a rental, we should not automatically assume homeownership is out of reach. Paying $2,000 or more in rent may mean we are already meeting some of the financial expectations used to qualify for housing. Buying does involve additional questions and paperwork, but many people count themselves out before they ever have a real affordability conversation.

Forney Texas Commute to Dallas

Forney’s proximity to Dallas is a major plus. Depending on where we live in town and where we are headed, the commute toward Dallas can range around 25 to 35 minutes. For people who want more space at home without being completely disconnected from the larger metroplex, that location can make sense.

Now, traffic is traffic. We cannot pretend that any commute around Dallas Fort Worth is always smooth. If we have to drive regularly, we are going to experience congestion somewhere. That is part of life in a growing metro area.

Still, relocating to Forney Texas gives us options. Highway 80 is a major route, but it can be a pain point, especially with continued growth and construction. A practical local alternative is Interstate 20 on the south side of Forney. Many residents use it to avoid Highway 80 when it makes sense for their destination.

The key is to test the commute based on our real routine. We should consider where we work, school drop-off times, appointments, and the places we visit most. A 25-minute drive can feel very different once rush hour enters the picture.

Shopping and Amenities in Forney Texas

Another reason relocating to Forney Texas has become more attractive is the commercial development. The city has seen major names and nearby businesses coming into the area, including H-E-B, Costco, Target, and Home Depot.

That matters because convenience changes the feel of everyday life. Groceries, coffee, Walmart, restaurants, and essentials are becoming much easier to reach without making a drive into Dallas. In many cases, what we need is within a mile or two.

Forney is becoming a place where we can handle the regular errands close to home while still having Dallas available when we want larger-city options. That balance is a big part of the appeal.

Drawbacks of Relocating to Forney Texas

We cannot talk about relocating to Forney Texas without addressing the tradeoffs. The three biggest ones are rapid growth, traffic, and limited nightlife.

Rapid growth means growing pains

Growth is exciting, but it is also a work in progress. New neighborhoods, roads, retail centers, and infrastructure projects can mean construction zones, changing routes, and more vehicles on the road.

Highway 80 is one of the biggest examples. It is a known traffic challenge, but improvements are underway. The Texas Department of Transportation has invested just under $5 billion toward improving traffic flow in the region. These projects take time, but they are aimed at supporting the growth that is already happening.

When relocating to Forney Texas, we have to decide whether we are comfortable living in a community that is actively expanding. Some people love being part of that upward movement. Others prefer an area where all the roads, shopping centers, and neighborhoods have already been built out.

Traffic is part of the package

Traffic connects directly to growth. More people, more homes, and more business means more activity on the roads. Highway 20 can be a helpful route for getting around or heading west, while Highway 80 may be the more frustrating option at certain times.

There is no magic city in the Dallas Fort Worth metroplex where regular driving never comes with traffic. The advantage in Forney is that the city is working through the issue while major roadway improvements are taking place.

Family Life in Forney Texas

Forney has a family-oriented feel. The city hosts annual and seasonal events throughout the year, and that community atmosphere is part of what makes it appealing for families and first-time buyers.

On the other hand, if our ideal weekend means constant nightlife, late-night entertainment, and a dense restaurant scene right outside the door, Forney may not be the strongest match. There is an AMC movie theater, though it is older, and Slicks Entertainment, a bowling alley and restaurant concept, is on the way.

More recreational development is also coming. The Dallas Stars are working on a sports complex expected to include pickleball, volleyball, basketball, ice skating, and more. Those additions can help broaden local entertainment options over time.

For even more entertainment, Rockwall is roughly 25 minutes away. Rockwall Harbor offers restaurants, boats, Lake Ray Hubbard, and a different atmosphere when we want a change of scenery. Dallas is also close enough to enjoy its dining, events, and nightlife without living in the middle of it every day.

Is Relocating to Forney Texas Worth It?

Relocating to Forney Texas can be a strong move for people who want a growing community, housing choices, nearby retail, and access toward Dallas. Buyers who value new construction, a suburban setting, and a family-focused environment may find a lot to like here.

At the same time, we need to be honest about traffic, ongoing construction, and limited local nightlife. Forney is not trying to be downtown Dallas, and that is exactly why it works for many people.

The best move is to match the neighborhood, home type, budget, and commute to our actual lifestyle. If those pieces line up, relocating to Forney Texas can be well worth the hype.
