How to Get a Low Interest Rate on a New Construction Home in Dallas

Jaran Ramsey • October 17, 2026

The headlines scream 7% mortgage rates, but here in Dallas-Fort Worth, builders like Beazer Homes are positioning buyers to lock in 3.9% adjustable rates or 5% fixed mortgages. I toured a nearly 4,000-square-foot model home on a third-of-an-acre lot with 20 feet of space between neighbors, no MUD or PID taxes, and $25,000 in free upgrades plus $10,000 in closing cost assistance. The home features 2x6 walls, spray foam insulation, and a 10-year transferable structural warranty while most builders dropped to 6 years after Texas law changed. If you are relocating from California, New York, or anywhere else watching 7% rates crush your buying power, this is how you secure better terms without waiting for the Fed to act.

I walked through this community with Christian, the Beazer sales rep, and we unpacked the builder incentives, energy efficiency features, and why working with a licensed agent matters when you are negotiating against a trained professional. Beazer builds across the entire Dallas-Fort Worth Metroplex at various price points, so whether you need a move-in-ready home or want to build from the ground up in about 6 months, there is a floor plan and lot that fits. This video breaks down the curved staircase, game room, media room, Jack and Jill bathroom, walk-in pantry with coffee station, and why veterans can walk into a brand-new home with zero down using a VA loan. Stick with me through the whole tour because the builder conversation at the end explains how their Mortgage Choice Program works and why inventory homes in the 4th quarter usually offer deeper discounts than building from scratch.

Older homes in Texas have a horrible reputation for high utility bills, and that is one reason people prefer newer construction. This Beazer home averages $220 per month for gas and electricity in a 3,600-square-foot space, saving over $3,500 annually compared to typical resale homes. The pricing ranges from the mid $400s to the high $500s, and floor plans span 2,300 to 3,700 square feet with 3 to 6 bedrooms. You can secure a home with a low deposit of $5,000 instead of the usual $10,000, and that goes toward your overall down payment and final closing costs. If you are still leasing, you can start building while paying rent because your mortgage payment is not due until the second month after closing. Let me show you what a home under 4,000 square feet looks like on a large lot, and then we will meet Christian to unpack the warranties, energy scores, and rate options.

Beazer Homes: Energy Efficiency, Large Lots, and Low Taxes in Dallas-Fort Worth

This Beazer community sits in the Dallas-Fort Worth Metroplex with no MUD and no PID, so the total effective tax rate is around 2.12%, one of the lowest in the area. That makes a significant difference at this price point, especially when you are comparing monthly payments across builders. The lots are a third of an acre, and you have about 20 feet of space between your neighbors. One common criticism I hear is that newer developments feel like the homes are up against each other, and when you look out the window, you are staring at your neighbor. If that sounds like something you want to avoid, this is the perfect product.

Beazer offers 7 different floor plans ranging from 2,300 to 3,700 square feet, anywhere from 3 bedrooms all the way up to 6 bedrooms. Pricing runs from the mid $400s to the high $500s. You have 2 and 3-car garage options, and the model home I toured features a curved staircase, high ceilings, a primary bedroom on the first floor, a game room, a media room, and a walk-in pantry with a coffee station. The primary bath has a tub, walk-up shower, true his and hers sinks, and a deep closet with an enclosed toilet room. Upstairs you will find a full bathroom, a Jack and Jill bathroom, and nice-sized bedrooms with spacious closets.

Beazer Homes is the number one most energy efficient production home builder in the United States. They use 2x6 walls, spray foam insulation, rubber gaskets on the outside, and a whole house fresh air system. The home operates as a system, which means it is a lot harder for bugs to get in, the air quality is better, and they deal with humidity and mold. In Texas heat, that is a big concern. Christian told me the 3,600-square-foot model home averages around $220 per month for gas and electricity, saving over $3,500 annually compared to older homes. When you are relocating to Dallas from California or another high-cost state, that energy savings adds up fast.

The community currently has 5 finished inventory homes and 5 more in the pipeline. Inventory homes usually offer better deals than building from the ground up, and if you are watching this in the 4th quarter and the builder has inventory on the ground, you typically see deeper discounts. If you want to build from scratch, the process takes about 6 months, give or take, depending on your floor plan selections and the lot you choose. The model home I toured is just under 4,000 square feet, and the down payment example Christian gave was just over $18,000. Veterans can potentially use a VA loan with zero down, and if the builder is paying your closing costs and helping you secure a low interest rate, you are walking into a brand-new home with minimal cash out of pocket.

Low Interest Rates and Builder Incentives: 3.9% ARM, 5% Fixed, and $35,000 in Savings

Beazer is currently offering a 3.9% adjustable rate mortgage and a 5% fixed rate, so you have 2 different options and you do not have to worry about 7% interest rates. Christian mentioned that a recent client secured a 4.99% fixed FHA rate, though that specific deal is no longer available. Incentives are always changing, so the main thing is to come in, have a conversation, talk with the lender, and figure out what is most important to you. Beazer has 4 preferred lenders that compete to earn your business through their Mortgage Choice Program, and they are giving closing cost incentives currently for buyers.

In addition to the low interest rate options, Beazer is giving buyers $10,000 in closing costs and $25,000 in free upgrades. You heard that right: $25,000 in upgrades. Most people use it for flooring, cabinetry, countertops, and some of the heavier ticket items. You do not get this with every single builder. So $10,000 in closing costs, a low interest rate, and $25,000 in upgrades, what more could you ask for? If you are a veteran, you can ideally walk into your brand-new home with zero down if you are utilizing the VA loan. You have a zero down payment, and if the builder is paying your closing costs followed by helping you secure a low interest rate, I am not sure if it can get any better than that.

You can secure a home like this with a low deposit of $5,000. Usually it is higher at $10,000, but our clients are able to contract with a low deposit of $5,000. This goes toward your overall down payment and final closing costs. If you are asking how you can build while you are still paying rent, all you need to do is get approved, and once you get approved with a low deposit down, you can start the building process so that way you do not have lease payments and mortgage payments at the same time. You are just putting your deposit down, and your deposit allows you to contract and start building. If your lease is ending in 4 or 6 months and you are entertaining the building process, ideally you only put your earnest money down, which still goes toward your overall down payment and closing costs. That way you are only responsible for your lease payments. Your mortgage payment is not due until the 2nd month of closing.

The model home I toured has a study with glass French double doors, plenty of windows that welcome a ton of natural light, and a huge closet space. If you have a hybrid corporate job, this is convenient, and it is away from other areas of the house. The main living area features a curved staircase, which is one of a kind. You do not see this with every builder. The kitchen has a huge island with 4 chairs, a gas cooktop, pots and pan drawers, built-in appliances, and a breakfast nook area. The pantry is a nice size with a coffee station and under-the-cabinet lighting. The laundry room has cabinets, and there is a mud bench area for bags, knickknacks, shoes, coats, and jackets. The primary bedroom has some seclusion and is away from the rest of the bedrooms, so you have a privacy factor.

Upstairs, the game room is perfect for entertaining or just having the kids have an area where they can play and get lost. The media room is everything. With football season here, this is perfect for game nights, movie nights, or just having this flex space and creating a room of your choice. The bedrooms are nice-sized with spacious closets, and the Jack and Jill bathroom connects two of the upstairs bedrooms. The model home has premium carpet and premium padding. Some people hate carpet, but if you do have carpet, let's get the cream of the crop.

Building While You Lease: How to Start Construction Before Your Lease Ends

If you are currently leasing and you are not quite ready for homeownership, but you know come spring and summer you will be, you can ideally start building your home. So when 6 months go by, you have your transition and game plan in order. All you need to do is get approved, and once you get approved with a low deposit down, you can start the building process so that way you do not have lease payments and mortgage payments at the same time.

This is a common question I get from clients who are relocating to Dallas. They are still in a lease in California, New York, or another state, and they want to know how they can start the building process without paying rent and a mortgage at the same time. The answer is simple: you only put your earnest money down, which is $5,000 for our clients, and that allows you to contract and start building. You are only responsible for your lease payments until you close on the home, and then your mortgage payment is not due until the 2nd month after closing. That gives you time to move, get settled, and transition without the financial stress of double payments.

Beazer builds across the entire Dallas-Fort Worth Metroplex at various price points, so whether you are looking in the north, south, east, or west of Dallas-Fort Worth, they have something for you. If you do not have a heart for new construction and you want to explore resale, I can guide you through that process as well. I will do the homework, run the data, run the comps, and pull seller's disclosure about that home on your behalf. You do not always have to buy a new home or build from scratch. There might be a resale home on the market with your name on it. I can do the homework and let you know if it is overpriced or if the home is a lemon. I pull disclosures for those homes or request it from the listing agent and give you what you need.

Beazer Homes vs. Other Dallas Builders: Warranties, Energy Scores, and Affordability

Until last year, Texas state law required that home builders warranty their foundation and the structure of their walls and roof for 10 years. Last year that changed, and it dropped down to 6. You have seen a lot of builders drop their warranty down to the 6-year. Beazer has stayed at 10. So you have a transferable 10-year warranty for the structure of your foundation and walls and roof, which really goes along with the ethos of Beazer. They are not in the business of cutting corners. They would rather take the hit personally to make sure that their homeowners get what they need and deserve.

Beazer Homes is the number one most energy efficient production home builder in the United States. Their energy scores are lower than anybody when it comes across all of the floor plans that they build. The main reason they love that is 2 things. One, it is increased comfort. They do 2x6 walls, spray foam insulation, rubber gaskets on the outside, and a whole house fresh air system. They go above and beyond to make sure that your home operates as a system. When things operate as systems, they operate properly and they make sure that you are comfortable. So it is a lot harder for bugs to get in, the air quality is a lot better, and they deal with humidity and mold. They really make sure to take care of that stuff so that you breathe better and you feel better. Especially in Texas, that is a big concern.

But then also in today's world, money is a big concern. Affordability is really one of the main buyers' concerns whenever they are coming out here, and that is where Beazer really shines. Christian told me he has a 3,600-square-foot home, the model home we were standing in, and you are looking at on average for gas and electricity around $220. That is pretty significant. Older homes in Texas have a horrible reputation for high utility bills, and this is one reason why people prefer newer construction homes. When you are relocating to Dallas from California, and a similar home there would easily be almost a million dollars, here you get it for half the cost. You do not have to worry about high interest rates. You get all of the bells and whistles. It is energy efficient. You get a larger lot. You have about 20 feet of space between your neighbors.

As an agent who has sold hundreds of homes, I understand the margins and I understand how deep the pockets are for new construction. My whole goal is to make sure that you do not pay sticker price. Never arrange a home tour alone. The sales reps simply represent the builder. As a licensed Texas real estate agent, I am here to advocate on your behalf, negotiate the best pricing on your behalf, and to make sure you get all of the bells and whistles that you rightfully deserve. So never go at this process alone because you are negotiating against a trained professional, which is the sales rep. The beauty of real estate is doing business with a handshake, coming in, and having these conversations, because the headlines do way more to terrify than to clarify. Everybody's situation is different. If you are watching this, you could be a veteran, you could be a first-time homebuyer, but if you are watching this, you have probably entertained the idea of moving to Texas or entertained the idea of considering a Beazer home or new construction. Do not take what you see on TV or online as gospel. Rates change, and somebody who got a good deal does not mean you cannot get the same deal or even a greater deal. It is always just having a conversation at the table and seeing what works, because everybody's pain point is different. It could be the interest rate, it could be the type of house or layout that you are looking for, or it could be incentives.

Beazer has 4 preferred lenders that are really competitive. They have their Mortgage Choice Program where they compete to earn your business. In addition to that, they are giving closing cost incentives currently for buyers. They have 7 floor plans in this community, and currently finished, Christian has 5 inventory homes, and then he has 5 more that are in the pipeline. This is the total package. You have larger home sites. This is one of the premier communities right here in the Dallas-Fort Worth Metroplex, under the radar. This is why I do these videos, so you put a name with the face and you can know what is out there.

Ready to Secure a Low Interest Rate on Your Dallas Home

This Beazer community offers everything a relocating buyer needs: large lots, low taxes, energy efficiency, and builder incentives that make homeownership affordable even when rates are high. The 3.9% ARM and 5% fixed options, combined with $10,000 in closing costs and $25,000 in free upgrades, position you to buy or build without waiting for the Fed to act. Veterans can walk into a brand-new home with zero down using a VA loan, and if you are still leasing, you can start building with just $5,000 down so you are not paying rent and a mortgage at the same time.

I represent clients at every phase of the process all across the entire Metroplex. If you are ready now or ready later, it does not matter. I encourage each and every client to just really have a quick conversation, connect with me, and let's develop a game plan and move from there. I do not pressure clients to do anything. I am all about education first and informing you so that you can make an informed decision. My motto is simple: helping you find the best deal, the best builder, at the lowest interest rate with favorable terms. If you are relocating from California, New York, Illinois, Louisiana, or anywhere else, these videos help you become the informed buyer so when it is time to transition, your move is a lot smoother.
