Perry Homes Dallas Review: What to Know Before You Buy New Construction in DFW

Jaran Ramsey • October 13, 2026

You walk into a Perry home and see high ceilings, a wall of windows, and a kitchen island that could seat your entire family. The model looks move-in ready, and the sales rep is friendly. But the starting price on the sign is not the real price, and the features you see are not all included.

I am Jaran Ramsey, and I help buyers navigate new construction in Dallas-Fort Worth every week. Perry Homes is one of the established builders here, and they offer a range of plans, included smart home features, and personalization options. But buying new construction is about more than the number on the sign. The finished price depends on the community, floor plan, exterior design, upgrades, and available inventory. A price reduction, closing cost credit, and interest rate incentive affect your purchasing power differently, and you need to compare the entire package.

In this article, I walk through Perry's 2493 floor plan, a one-level, four-bedroom home with a three-car garage, an en suite guest bedroom, a flex game room, and a covered patio. I also explain how to tell what's included versus what's an upgrade, what to ask about MUD taxes or PID assessments, how Perry's 2-year workmanship and 10-year structural warranty actually work, and why I recommend an independent inspection even on a brand new build. If you are comparing Perry with Highland, David Weekley, Ashton Woods, or any other Dallas builder, this is the conversation we need to have before you sign.

Hillstead 50-Foot Lot Collection: Perry Homes in Lavon Starting from $440,000

Perry's Hillstead 50-foot lot collection in Lavon advertises homes from $440,000 with designs ranging from approximately 2,300 square feet to 3,600 square feet. That is one collection, not a Dallas-wide average or a guarantee of the final price. The 50-foot lot label refers to the home site's width, not the square footage of the house.

You can purchase inventory homes or build from the ground up. The deposit to start the build process is $2,500, which is low compared to some builders. But the starting price is not the finished price. Your final cost depends on the floor plan, exterior design, upgrades, and available inventory. If you add a larger kitchen island, upgraded countertops, a different flooring package, or a covered patio extension, the price changes quickly.

For Dallas area new construction, verify whether the property has MUD taxes or PID assessments and how those costs are collected. Have your lender estimate taxes using the expected completed home value. An estimate based on the land can make the payment look a lot lower than it will be later. Your average mortgage payment for a home in this collection, depending on your down payment, is going to range from $2,900 and up.

Builders are offering interest rate incentives in the current market. Before you choose a home with the biggest advertised discount, compare the entire package. A price reduction, closing cost credit, and interest rate incentive affect your purchasing power differently. If you are comparing two builders, compare the price of the finished home that you want. A lower starting price can change quickly after you add the features that matter to you. A higher starting price might make more sense if more of your priorities are already included. The only way to know is to price both homes with comparable selections.

What's Included in a Perry Home vs What's an Upgrade

When you walk through a model home, you see high ceilings, 8-foot interior doors, luxury light fixtures, a large kitchen island, a freestanding tub, and a covered patio with pavers. Some of those features are included. Some are upgrades. Some are just staging.

As your advocate, we will walk through the model home together and identify which items are included, which are upgrades, and which are simply staging. Check the flooring, cabinetry, countertops, appliances, fireplace, patio, and garage configuration. If you see pendant lights, a ventilation hood, built-in appliances, or a specific backsplash, ask whether that is standard or an upgrade. If you see furniture, rugs, or artwork, that is staging.

One reason to put Perry Homes on your comparison list is the way some of its plans combine visual impact with practical rooms. The high ceilings and 8-foot interior doors are not common with most builders in the Dallas-Fort Worth Metroplex. But those are features of a specific design. Never assume every Perry home has the same ceiling height, garage size, bathroom setup, or kitchen package.

When comparing Perry with another builder, ask: where will guests sleep? Can everyone use the bathroom without walking through someone else's bedroom? Will my furniture actually fit? If you are comparing two builders, compare the price of the finished home that you want, not just the starting price on the sign.

Perry Homes Smart Home Standard Package: What Equipment and Subscriptions to Expect

Perry Homes promotes a Smart Home Standard package. Its published materials list features such as a smart thermostat, video doorbell, keyless entry, Wi-Fi garage door opener, Wi-Fi light switches, and pre-wired for a security system. That is convenient, especially if you want to control certain home functions from your phone.

Before buying, confirm the equipment included in your actual home, how it connects, and whether any services require a subscription. Other builders offer smart home packages too. The useful comparison is the equipment functionality and ongoing costs. If the smart thermostat requires a monthly subscription to access certain features, factor that into your budget. If the video doorbell works only with a specific app or service, confirm compatibility with your existing devices.

The smart home package is a part of the value, but your experience depends on the equipment and how it integrates with your lifestyle. If you are comparing Perry with Highland, David Weekley, Ashton Woods, or any other Dallas builder, compare the smart home equipment, the subscription requirements, and the ongoing costs.

Perry Homes Warranty: 2-Year Workmanship and 10-Year Structural Coverage

A concrete feature to compare is Perry's published Express Limited Warranty. You have 2 years of workmanship coverage and 10 years of structural coverage. When comparing builders, look at both the length of the coverage and the written terms.

A 10-year structural warranty does not mean every item in your home is covered for 10 years. Appliances and other products may carry a separate manufacturer's warranty. Ask for the complete warranty before signing a contract. Review what qualifies for a claim, what is excluded, what maintenance you must perform, and how to submit a formal request.

The warranty is a part of the value, but your experience depends on the terms and how the service is handled. If you have a claim, document the issue, submit the request according to the builder's process, and keep records of all communication. Ask your inspector and review your warranty to decide when a follow-up inspection makes sense before relevant coverage expires.

A polished model tells you about the design. An inspection helps you understand the condition of the home you are purchasing.

Building vs Buying Inventory: What You Can and Cannot Change

If you want to build instead of buying a completed home, Perry Homes offers structural options and finish selections depending on the plan, community, and lot. That can give you meaningful choices, but you are choosing within the builder's available inventory.

For example, you cannot assume you can move a staircase, change a load-bearing wall, or completely redraw the layout. If your ideal layout requires major changes outside of available options, compare a builder that offers the level of customization that you need. If you see pendant lights in the model and want to switch them out, that is an easy change if you are building from the ground up. With move-in-ready homes, we are limited in how much we can change, but for the right buyer, we can negotiate something to try to figure something out.

The deposit to start the build process is $2,500. You can purchase inventory homes or build from the ground up. If you look down the street in a community like Hillstead, you will see lots available. The process is straightforward, but you need to understand what you can and cannot change before you sign.

How Builder Incentives, MUD Taxes, and PIDs Affect Your Payment

The biggest discount may not be the best deal. Before you choose a home with the biggest advertised discount, check this next part. A price reduction, closing cost credit, and interest rate incentive affect your purchasing power differently. You need to compare the entire package.

For Dallas area new construction, also verify whether the property has MUD taxes or PID assessments and how those costs are collected. Have your lender estimate taxes using the expected completed home value. An estimate based on the land can make the payment look a lot lower than it will be later.

Builders are offering interest rate incentives in the current market. Everything is negotiable, and it is always important to never, ever, ever buy or build a home alone, especially if this is your first time buying a home or if you have plans on relocating or moving to Texas. Never arrange or set an appointment without having your own representation. You are trying to negotiate up against a trained professional, and not to say the builders are out to get you, but I as your agent understand margins and how deep their pockets are. We always hate to see people overpay when they decide to buy or build a newer home without having their own representation.

Why I Recommend an Independent Home Inspection on New Construction

Even if we love the builder and the product, I always recommend an independent home inspection. For a home being built, we will discuss inspection opportunities with the builder before signing depending on access and construction timing. Those may include inspections before drywall and before closing.

On the other hand, if a home is complete, we always arrange an inspection before closing and review the findings alongside the builder. Immediately after the inspection, we document the agreed repairs, verify the completion, and keep it for our records. Ask your inspector and review your warranty to decide when a follow-up inspection makes sense before relevant coverage expires.

A polished model tells you about the design. An inspection helps you understand the condition of the home you are purchasing. I have seen so many things go wrong, and you do not want to be that person.

Perry Homes 2493 Floor Plan Tour: 4 Bedrooms, 3-Car Garage, One Level

Perry's 2493 floor plan offers approximately 2,493 square feet on one level. It has 4 bedrooms, 3 full bathrooms, a game room, and a 3-car garage. Other details included in this floor plan include a family room with a wall of windows, a large kitchen island with seating, a corner walk-in pantry, a covered patio, and dual walk-in closets in the primary suite. The primary bathroom includes dual vanities, a garden tub, and a separate glass-enclosed shower. There is also a mudroom adjacent to the garage.

Those are features of that specific design. Never assume every Perry home has the same ceiling height, garage size, bathroom setup, or kitchen package. Having a guest suite does not automatically mean you have a separate apartment or a full multi-generational suite.

Entry and First Two Bedrooms

As soon as you come in, you see a long hallway. The model has high ceilings and 8-foot interior doors. That is not common here with most builders in the Dallas-Fort Worth Metroplex. The first bedroom is on the left with a spacious closet. The second bedroom is also toward the front of the house, and both bedrooms share a full-size bathroom conveniently located toward the entryway.

Mudroom, Laundry, and Guest Suite

Come along over here, and you see a mud bench and a spacious laundry room. There is a long hallway with luxury light fixtures, followed by a powder bathroom. The third bedroom is an en suite, which almost gives you the multi-generational factor. If you have in-laws or guests, ideally you would want them to have the convenience and privacy here. A quick drawback: it does not have a tub, but because it is your guest, at least they have a shower. The bathroom includes a walk-up shower and a vanity. There is also another closet.

Game Room and Open Living Concept

Another feature of this floor plan is the game room. I love to call it the ultimate flex space. If you wanted to convert this to a workout area, you could, or a bedroom. The only downside is that you will not have a closet, but this is the ultimate flex space for you as a buyer. Another cool feature: large windows that welcome a ton of natural light.

The open living concept includes a dining area, a breakfast nook, a living room with a wall of windows, and a gas fireplace with a wood mantle on top. You have luxury features all throughout. The kitchen has cabinets galore, and I love that there are drawers as well. You do not just have the old school standard cabinets, but plenty of cabinets to go around. There is also an amazing large coffee station for coffee lovers.

Kitchen and Island

The large island has seating for three chairs or three bar stools, which gives you an idea of how much space you have if you are entertaining. There are three pendant lights above the island. These can always be changed or switched out, especially if you are building from the ground up. With move-in-ready homes, we are limited in how much we can change, but for the right buyer, we can negotiate something to try to figure something out. Do not let that be a deal breaker. It is an easy change, easy fix.

The kitchen has built-in appliances, a 5-burner gas cooktop, and an upgraded ventilation hood. This is everything that I want to see with a home like this.

Primary Suite and Spa Bathroom

The primary suite has high ceilings and a chandelier. The bathroom includes dual vanities, a freestanding tub, and an ultimate luxury spa-like walk-up shower. This is amazing. There is also an enclosed toilet, followed by his and hers closets.

Covered Patio and Backyard

The backyard has a covered patio with pavers. I am very low maintenance, so I love the fact that we have pavers. Just imagine being back here with family, entertaining, winding down, and enough room for the kids and the pets.

How to Qualify for a New Construction Home in Dallas

If you are curious about the home buying process, if you are just so burnt out with leasing and dealing with filthy apartments that advertise luxury but do not feel like luxury, and you want to navigate what the buying or building process looks like, we make it super simple and easy.

If you have been steadily employed, you work hard, you have some money in the bank, and you are asking yourself what is required to get approved, I am glad you asked. If you have your last 2 years of filed tax returns, your most 2 recent W-2s, your most 2 recent pay stubs, a minimum credit score of 620 or better, and your ID, that is all it takes to see how much home you can get approved for. If you are a veteran, you do have some flexibility depending on the lender, and we will couple you with their preferred lender to see if you can get approved.

From there, you can contract on a home with a low deposit of $2,500 just for starters. We would love to get you home for the holidays. We know home prices are dropping. Let us know, what is your pain point? Is it the home price? Is it interest rates? Is it timing? Is it you just need to be more educated about the process?

Also, I want to mention that if you are a veteran, we love serving veterans. We can negotiate an additional incentive just for you being a veteran. Always, always, always reach out to your agent. If you do not have one, we would love to be your advocate. We would love to serve you. We are relocation specialists. We specialize in new construction. We know what questions to ask. We know how to handhold people throughout the entire process just to make it smooth and easy for you. So never go at this alone. We never pressure anybody to do anything, but we love to inform each and every client. We can serve you no matter where you are located across the entire Metroplex.
